You may not know that when you are asking your partner something that you think is important, you may actually be insulting them and make a very large strain on the relationship as well. You need to be aware of these questions and keep them on the back burner as long as you can. 1. Do not ask your man what they are doing when they are not with you. This question is sometimes not the right thing to ask. You may want to think about it first so that you can determine if it is going to the right question at that moment. You may not have to know where your partner is during every second that you are not with them. However, if you think that your partner is doing something that they are not, you should be a little bit suspicious so that you are not setting yourself up for a terrible failure. 2. Get to know your partner and what their personality is. You should not drill your mate on different things that you think you just have to know. You should think about this before you decide to use your detective work. You do not want to ask your man the questions that are going to be insulting to them. You should first make sure that you have some kind of proof before you start to drill them and make them very uncomfortable with the conversation. 3. You have to know when to quit asking questions. You should not drill a man until the point that they feel uncomfortable. You need to make sure that you are not being too pushy. If you are pushing them too much, you may find that you lose out on something that is so important to you. 4. Never drill a man about what they do with their other friends. You should not make a man feel uncomfortable by asking them what they do on their down time with their other male friends. You need to let them have their space so that they are not feeling like you and all of your questions are invading them. You want them to be comfortable with you and have the knowledge that you can both go and have your own friends and have fun even when you are not around them. 5. Never embarrass your man by drilling them with questions when they are with their friends. You do not want to get them upset and very mad by asking them things that are private and that you need to talk to them about in private. This is something that you need to do so that you are not risking an argument with your mate in front of their friends. 6. Never ask a man what they do when they are alone. This is something that you may not want to know. It may be a little bit scary. You never know what you are going to hear and it may even be more than you want to know. Think carefully before you ask your questions because you may have to prepare yourself for what you find out. 7. There are different things that happen at work that you may not need to know. You should not drill a man about what they are doing at work if they are not ready to let you know. You may want to know what you are going on to some point. However there are things that a man would rather keep to himself. You have to learn how to respect that and let them have their space just as you would appreciate to have your own. This is something that you can do that also means that you are giving them respect that they deserve as well. You will find that when you allow them to have their space, you may even have a better relationship from having independence too. Using good judgment to what you should know and what you should let go will help you have a better relationship with a man. As such it is important to learn how to cope with the feelings. Diabetes depression tends to be related strictly to the disease. The management of type I diabetes and depression can seem overwhelming at times. Dealing with frequent insulin injections, careful monitoring of your diet and the possibility of complications can lead to stress and depression. These odds increase if you have already suffered a complication such as blindness or nerve damage. Depression is mainly about feeling hopeless and those with type I diabetes and depression feel horribly helpless. You might feel that you have lost control of your life and your body to this disease and when hopelessness sets in, so does the depression. Side effects of some medicines used to treat diabetes can also be the cause of depression, as can changes in your blood sugar. High blood sugar can keep you awake at night, resulting in more fatigue during the day, while low blood sugar can result in overeating. Bouncing between the two extremes is a common cause of diabetes depression. Other typical causes of diabetes depression is tension between the patient and the doctor. When you disagree with your doctor about methods of treatment, this causes stress that can lead to depression. And if you are already depressed, you may not even want to see your doctor. Realizing when you are depressed is the first step to treating it and feeling better. The symptoms of depression include tiredness, irritability, a continuing sense of sadness, loss of interest in activities that you once enjoyed, changes in sleeping and eating patterns and a general withdrawal from the outside world. If you have more than three of these symptoms, or if you suffer from two or more for longer than a couple of weeks, you should speak to your doctor about the possibility of depression. Type I diabetes and depression can be a nasty pair. Diabetes itself requires a strict regimen of diet and medications and adding antidepressants to the mix is a recipe for disaster, although it may be the only way to function for some people. Antidepressants should be carefully evaluated by your doctor to make sure they won’t aversely affect your blood sugar levels or react badly with medications that you are already taking. You might prefer to stick with natural treatments for the depression side of the dual type I diabetes and depression issue. They are less likely to react with the existing drugs (but check with your doctor before taking them), and cause far fewer if any, side effects. Herbs such as hops and ginkgo balboa are useful in the treatment of depression, among others. A vitamin supplement is often helpful as well, to maintain the balance of vitamins and minerals in your body. A vitamin deficiency can contribute to diabetes depression, too. Therapy is yet another option that may be used alone or in combination with antidepressants. It is a good option if you are already on several medications and worry about the risk of adding more to the cocktail. By seeing a therapist and learning to deal with the underlying emotional issues, you can avoid medication. If you have diabetes you are at a higher risk for depression than the average person, but you do have options. Whether you choose antidepressants, therapy, supplements or a combination of these, do realize that both type I diabetes and depression are treatable. By James Christensen What does a Real Estate Agent Do? One of the most complex and significant financial events in peoples lives is the purchase or sale of a home or investment property. Because of this complexity and significance, people typically seek the help of real estate brokers and sales agents when buying or selling real estate. Real estate brokers and sales agents have a thorough knowledge of the real estate market in their communities. They know which neighborhoods will best fit clients needs and budgets. They are familiar with local zoning and tax laws and know where to obtain financing. Agents and brokers also act as intermediaries in price negotiations between buyers and sellers. Real estate agents usually are independent sales workers who provide their services to a licensed real estate broker on a contract basis. In return, the broker pays the agent a portion of the commission earned from the agents sale of the property. Brokers are independent businesspeople who sell real estate owned by others; they also may rent or manage properties for a fee. When selling real estate, brokers arrange for title searches and for meetings between buyers and sellers during which the details of the transactions are agreed upon and the new owners take possession of the property. A broker may help to arrange favorable financing from a lender for the prospective buyer; often, this makes the difference between success and failure in closing a sale. In some cases, brokers and agents assume primary responsibility for closing sales; in others, lawyers or lenders do. Brokers supervise agents who may have many of the same job duties. Brokers also supervise their own offices, advertise properties, and handle other business matters. Some combine other types of work, such as selling insurance or practicing law, with their real estate business. Besides making sales, agents and brokers must have properties to sell. Consequently, they spend a significant amount of time obtaining listingsagreements by owners to place properties for sale with the firm. When listing a property for sale, agents and brokers compare the listed property with similar properties that recently sold, in order to determine a competitive market price for the property. Once the property is sold, both the agent who sold it and the agent who obtained the listing receive a portion of the commission. Thus, agents who sell a property that they themselves have listed can increase their commission. Most real estate brokers and sales agents sell residential property. Every specialty requires knowledge of that particular type of property and clientele. Selling or leasing business property requires an understanding of leasing practices, business trends, and the location of the property. Agents who sell or lease industrial properties must know about the regions transportation, utilities, and labor supply. Whatever the type of property, the agent or broker must know how to meet the clients particular requirements. Before showing residential properties to potential buyers, agents meet with them to get a feeling for the type of home the buyers would like. In this pre-qualifying phase, the agent determines how much the buyers can afford to spend. In addition, the agent and the buyer usually sign a loyalty contract, which states that the agent will be the only one to show houses to buyers. An agent or broker then generates lists of properties for sale, their location and description, and available sources of financing. In some cases, agents and brokers use computers to give buyers a virtual tour of properties in which they are interested. With a computer, buyers can view interior and exterior images or floor plans without leaving the real estate office. Agents may meet several times with prospective buyers to discuss and visit available properties. Agents identify and emphasize the most pertinent selling points. To a young family looking for a house, they may emphasize the convenient floor plan, the areas low crime rate, and the proximity to schools and shopping centers. To a potential investor, they may point out the tax advantages of owning a rental property and the ease of finding a renter. If bargaining over price becomes necessary, agents must follow their clients instructions carefully and may have to present counteroffers in order to get the best possible price. Once both parties have signed the contract, the real estate broker or agent must make sure that all special terms of the contract are met before the closing date. For example, the agent must make sure that the mandated and agreed-upon inspections, including that of the home and termite and radon inspections, take place. Also, if the seller agrees to any repairs, the broker or agent must see that they are made. Increasingly, brokers and agents are handling environmental problems as well, by making sure that the properties they sell meet environmental regulations. For example, they may be responsible for dealing with lead paint on the walls. While loan officers, attorneys, or other persons handle many details, the agent must ensure that they are carried out. In summary: Real estate brokers and sales agents often work evenings and weekends and usually are on call to suit the needs of clients. A license is required in every State and the District of Columbia. Although gaining a job may be relatively easy, beginning workers may face competition from well-established, more experienced agents and brokers in obtaining listings and in closing an adequate number of sales. Employment is sensitive to swings in the economy, especially interest rates; during periods of declining economic activity and increasing interest rates, the volume of sales and the resulting demand for sales workers fall. Advances in telecommunications and the ability to retrieve data about properties over the Internet allow many real estate brokers and sales agents to work out of their homes instead of real estate offices. Even with this convenience, much of the time of these workers is spent away from their desksshowing properties to customers, analyzing properties for sale, meeting with prospective clients, or researching the state of the market. Agents and brokers often work more than a standard 40-hour week. They usually work evenings and weekends and are always on call to suit the needs of clients. Although the hours are long and frequently irregular, most agents and brokers have the freedom to determine their own schedule. Consequently, they can arrange their work so that they can have time off when they want it. Business usually is slower during the winter season. What are the Required Training, Qualifications and path for advancement? In every State and the District of Columbia, real estate brokers and sales agents must be licensed. Prospective agents must be high school graduates, be at least 18 years old, and pass a written test. The examinationmore comprehensive for brokers than for agentsincludes questions on basic real estate transactions and laws affecting the sale of property. Most States require candidates for the general sales license to complete between 30 and 90 hours of classroom instruction. Those seeking a brokers license need between 60 and 90 hours of formal training and a specific amount of experience selling real estate, usually 1 to 3 years. Some States waive the experience requirements for the brokers license for applicants who have a bachelors degree in real estate. State licenses typically must be renewed every 1 or 2 years; usually, no examination needs to be taken. However, many States require continuing education for license renewals. Prospective agents and brokers should contact the real estate licensing commission of the State in which they wish to work in order to verify the exact licensing requirements. As real estate transactions have become more legally complex, many firms have turned to college graduates to fill positions. A large number of agents and brokers have some college training. College courses in real estate, finance, business administration, statistics, economics, law, and English are helpful. For those who intend to start their own company, business courses such as marketing and accounting are as significant as courses in real estate or finance. Personality traits are equally as important as ones academic background. Brokers look for applicants who possess a pleasant personality, are honest, and present a neat appearance. Maturity, good judgment, trustworthiness, and enthusiasm for the job are required in order to encourage prospective customers in this highly competitive field. Agents should be well organized, be detail oriented, and have a good memory for names, faces, and business particulars. Those interested in jobs as real estate agents often begin in their own communities. Their knowledge of local neighborhoods is a clear advantage. Under the direction of an experienced agent, beginners learn the practical aspects of the job, including the use of computers to locate or list available properties and identify sources of financing. Many firms offer formal training programs for both beginners and experienced agents. Larger firms usually offer more extensive programs than smaller firms. More than a thousand universities, colleges, and junior colleges offer courses in real estate. At some, a student can earn an associates or bachelors degree with a major in real estate; several offer advanced degrees. Many local real estate associations that are members of the National Association of Realtors sponsor courses covering the fundamentals and legal aspects of the field. Advanced courses in mortgage financing, property development and management, and other subjects also are available. Advancement opportunities for agents may take the form of higher rates of commission. As agents gain knowledge and expertise, they become more efficient in closing a greater number of transactions and increase their earnings. In many large firms, experienced agents can advance to sales manager or general manager. Persons who have received their brokers license may open their own offices. Others with experience and training in estimating property value may become real estate appraisers, and people familiar with operating and maintaining rental properties may become property managers. I felt like a little kid with my fingers in my ears telling God, Neener, Neener, Neener. Youre not the boss of me! And then running away. God, in His gentle, loving way kept insisting that I needed to work on myself. I finally listened! I can be pretty stubborn. Can you relate to this? Then I had the AHA moment. I was giving away my power by having to please others. WOW! What a revelation! Whenever I have a moment where my power wants to sneak out, I just get a rope out and lasso it and shout, Oh, no you dont! You come on back to momma! I just recently watched The Divine Secrets of the Ya Yas for the second time. This movie depicts what can manifest when we hold on to our stuff and give away our power. Now start up at the ceiling moving the eyes in a zig zag format all the way down to the floor. While moving your eyes, repeat after me: I release the pain, I release the trauma, I release the guilt, I release the anger, I release the sadness, I release all the negative emotions past, present and future. Maybe it was a humble sparrow or a squawking seagull — whatever they are, birds are a natural delight to watch and can be seen anywhere in the world. If you are looking for an activity that you can enjoy with your children, whether they’re five or 15, you might want to consider the popular hobby of bird watching. It is one of the fastest growing outdoor activities in America — and a great way for families to enjoy time together. What IS Bird Watching? Bird watching is more than just observing birds. It is an interest in the actual birds — their names, markings, activities, songs and habitats. Not only does it encourage a child (or an adult) to learn about birds, but gets them outside and builds an appreciation of local wildlife and nature. Bird watching doesn’t require a strong knowledge of birds; you can learn with your children as you begin to locate and identify local wild birds. Keep a list of the birds you’ve spotted and help one another identify what you’ve seen by making notes of the color, size and markings on the bird. You may even start to learn their calls and challenge yourself to identify the birds by their songs. Where Can You Go to Bird Watch? Bird watching can be as simple an activity as setting up a bird feeder in your backyard and watching the local wild birds that come to you. However, your children will no doubt appreciate time spent outdoors, properly geared up for an outing of bird watching with you. You will soon learn about the specific habitats that birds live in around your home. As you become familiar with local birds you may even want to take trips to areas that will feature different species than you have locally. Watch as your children eagerly try to identify these new birds before you do! What Do You Need? Bird watching is a very inexpensive hobby. If you are going to be outside you will want everyone to have proper attire — including an extra pair of socks and a hat. Other than that you will need at least one pair of binoculars, although it is more fun if everyone has their own pair so nobody misses out on a sighting. There are special binoculars for kids. You’ll also want a bird book (called a field guide) to help you identify the birds you see. If you take along one that features birds in your area it will also give you suggestions about where you can find them. But many entrepreneurs and small business owners fail to capitalize on the “sell more now” strategy to maximize their returns. Yet, its the easiest way to make more money in virtually any business. Converting prospects to customers is often a difficult challenge. Moving them from a place of uncertainty and indecision to a yes — Ill take it! state of mind, means using the full complement of sales tools and techniques. But once your prospect has made the decision to buy, the pressure is off. Theyre relaxed and relieved. That’s the time to sell more products and services. It’s your golden opportunity to increase revenues, cash flow, and profits with very little additional effort. How? Simply by increasing the dollar amount of the initial purchase — by offering discounts or other extra bonuses on quantity buys. What you want to do is encourage the buyer to spend more money through inducements, extras, discounts, and special deals. Make it enticing and you’ll sell more goods. Some customers are happy to buy consumable products by the caseload — rather than single packages — when they could save some money by doing so. In other words, sell more goods and boost your profits. Make it easy for visitors to buy. Make it easy for them to spend more money than they planned to. Obviously, you want them to do so happily and without regret. After all, you only want satisfied customers. In fact, you should make it an objective of your business to develop life-long customers. The profit potential of repeat purchases and referrals are simply unmatched. The more repeat customers you have, the less youll need to spend on attracting new customers. You’ll sell more products at far less effort and expense. Whatever quantity deals you offer should always be in your customer’s best interest. Its not a matter of unloading excess inventory; it’s about offering superb value. Do so and you’ll automatically sell more widgets. Increasing the value of a purchase can be as simple as providing support materials or accessories that are natural and convenient additions to whatever the customer is buying. For example… an electrical supply store could offer booklets that guide homeowners to safely carry out minor repairs and installations themselves. A sportswear retailer could offer socks and underwear in addition to their full line of outerwear, as extra accessories at the point of purchase. The video offer was only introduced after the initial sale had been made. This proved to be an effective technique for increasing the average cash value of a purchase. Offer additional value at the “moment of truth” and you’ll sell more now. Scaling down the price-per-piece according to the amount purchased also helps to stimulate additional volume purchases. This works well with products that have large profit margins and where customers can easily justify getting more than one, as is the case with consumable products and gift items. Give buyers an extra advantage on quantity purchases and you will sell more. One local entrepreneur sells single bottle wine stands at local fairs and shopping mall kiosks. This product is nothing more than a single piece of wood cut on a sharp angle with one hole drilled through, on the same angle. The weight of the bottle balances the board. Its a novel idea one that captures peoples attention quickly. This savvy marketer sells one wine stand for $5 — or two for $6.50. He sells far more packages of two, than he does single units. Why? Its such a great deal, few passers-by can resist. An extra buck and a half is mere pocket change and theres always someone the buyer could give it to. Its too difficult to ignore something like this. Think of supermarket pricing. While shopping for groceries yesterday, the price of bundled green onions were clearly marked at — 3 for 99 cents. There was no price listed for just one bunch. Guess what? Most people that were buying green onions yesterday, took 3 bunches. Perhaps it was the perception that this special price was only available on quantity purchases. People often assume that theyll get a better price (per piece) on three, than just one. Heres how the thinking goes. I might be charged 50 cents for one bunch. Buying 3 gives me each for just 33 cents. Thats better value, so Ill take 3 bunches. Another way to encourage customers to spend more is by offering an attractive discount on a second, or third similar product. This could work well for businesses whose customers would like to buy more than one. A good example would be a ladies shoe store. What You Need To Know Before Decorating for Your Wedding Ceremony

There are a lot of little things that can have a huge impact without taking a lot of time. While many facilities will take care of the decorating for you, most ceremony locations don’t. They just don’t have the staff or the demand to provide that kind of service, although they can sometimes offer advice as to what other couples have done in the past. Ask lots of questions and keep an open mind. The ceremony location, whether it be a church, park, or backyard, will likely be where you spend the least amount of time on your wedding day, but it’s where the most important thing happens! You don’t want to spend your entire decorating budget here, but you do want everything to be perfect. There are a few different areas you can focus your attention on and some areas you may not want to get too caught up with. With some advanced planning and a little help from friends on the big day, your ceremony location can look almost as fantastic as you do. Altar - A couple of well-placed flower arrangements close to the altar will have a huge impact to the atmosphere of your ceremony. The flowers can either match the bridal bouquets or be all white, or even an assortment of colors that complement your bridal party. When choosing these arrangements consider reusing the bouquets at the reception location after the ceremony, and what kind of arrangement will suit both venues. Also consider whether you want to use real or silk flowers. Silk arrangements can be a great fuss-free alternative and can be prepared well in advance of the wedding to minimize last minute stress. All you need on the wedding day is someone to set them up at the ceremony location and then bring them to the reception. Entrance - A great way to welcome your guests to your ceremony is to add a special touch to the door or entrance so the mood is set as soon as they walk in. You could hang a wreath or two on the doors, put a planter with some potted flowers on either side of the door, or even put a sign on or near the door welcoming your guests with a love poem. Many couples use wedding programs as a way to introduce their bridal party to guests and to add special messages they may not have an opportunity to say out loud. Extra programs can be arranged in a decorated basket, or on a small table just as people enter. Plain baskets can be decorated with silk flowers or vines, which can also be prepared well before the wedding day. Pews - You’re likely to find conflicting advise about pew decorations. I personally think they’re overrated and are often more hassle than they’re worth. The traditional pew decoration is to tie or tape a tulle bow to the end of the pew. I’ve seen many weddings where the bows start to fall off as guests walk past and are seated, not to mention when the bride walks down the aisle with her fancy dress and train! If not secured carefully, pew bows can look more messy than festive, and no bride wants to be wearing pew bows an an extra accessory. An alternative to is to have a spray of fresh or silk flowers (securely) attached to the pew. Those are the basics covered off. If you want to go all out with decorating, consider using an archway at the entrance or beginning of the aisle. The arch can be decorated with tulle, flowers, ribbons and/or garlands. Just make sure you and your escort can fit through it with ease. You can also decorate the table where you and your honey will be signing the record of marriage. Try using some ribbons around the edge of the table, or a bouquet that complements any flowers you have closer to the altar. A word about candles… they can be a great addition to a wedding ceremony, especially during evening celebrations, but think ahead before getting your heart set on them. During outdoor weddings, the slightest breeze can blow them out if they aren’t properly protected. For indoor ceremonies, make sure you have the appropriate holders for them. I once attended a wedding where most of the guests paid more attention to the wax dripping onto the carpeted church floor than they did to the exchanging of vows. The couple had dozens of candles in fancy candelabras which looked great at the start of their sunset ceremony, but had melted into a big mess by the end. If you intend to use candles, check with the facility to make sure they will allow it, then ensure that the candles and the hot wax will be well-contained. Make sure you visit the ceremony location often to make your decorating plans. You don’t need to have any decorating surprises on your wedding day, so measure areas you want to decorate and plan accordingly. Also bring with you the person who will be setting up your decorations so they are comfortable with the arrangements and may notice if furniture has been unexpectedly moved. So often our tendancies to ignore, deny, procrastinate and avoid can leave these issues unaddressed, and when the time for care is upon us (care which will VERY likely be needed, at least for half the population), then we could be left in an ugly, ugly situation. Caregiver contracts are a new option for caring for aging elders. Use these formal agreements set up by an attorney. A growing number of families are setting up caregiver contracts, in which relatives are formally hired to take care of elderly or disabled family members. These new arrangements, which can also be called personal-care or personal-service agreements, can help to reduce the size of a parent’s estate. They can also minimize battles between siblings and various family members. And for many other families, these contracts can help compensate for the huge amounts of time, effort and money that family members all-too-often often spend watching over and taking care of an elderly relative. Amazingly, some 44.4 million adult caregivers, or over 21% of the U.S. adult population, now provide unpaid care to frail adults with disabilities. On average, those caregivers provide 21 hours of care a week, and what’s more, the average length of time spent providing care is 4.3 years. Another reason to have a carefully-worded caregiver contract in place: Recent legislation now makes it much tougher to qualify for Medicaid long-term-care assistance by faking impoverishment through outright gifts to family members. These laws were passed to prevent folks who have the means to pay for their own care from obtaining Medicaid, which is intended only for poor patients. Attorneys say that if set up properly, a caregiver contract shouldn’t be considered as a gift to children, because the patient is receiving a true, real service in return. Still, there’s stigma to overcome when recommending the idea to families.
